The 1994 Northridge earthquake was centered under Reseda, and its effects are still in the housing stock. Cripple wall damage, chimneys that were taken down and never rebuilt properly, repairs done under emergency permits or under no permit at all, and slab issues that got patched cosmetically.
Most of these houses are fine to live in and difficult to sell, because the moment an inspector writes up "possible structural" a financed buyer's lender starts asking questions the seller cannot answer without spending money.
This comes up constantly in Reseda. The tax record says 1,150 square feet, the house measures 1,600, and the extra 450 came from an addition somebody did in 1987. On a retail sale, the appraiser only counts permitted space, so the buyer's loan gets sized to a smaller house and the deal blows up over the gap. To us, the space is worth what it is worth. We buy the house that exists.
