It depends entirely on condition. Our number is roughly the after-repair value minus repair costs, holding and resale costs, and our margin — and we show you those lines in writing. On a house needing significant work, the gap between our offer and a net listing price is often small or nonexistent. On a house in good condition, it isn't, and we'll say so.
None. No fee for the offer, no commission, no closing costs charged to you. If you don't like the number, nothing happens.
Both happen. We buy for our own portfolio and we also assign contracts to other investors, which is standard in this business. We disclose it in the contract rather than burying it, and it doesn't change your price or your closing date.
About two weeks once title is clear, and we can go slower if you need time to move. Probate, liens, and payoffs set the real pace, not the money.
That's the point. Fire damage, hoarding conditions, foundation problems, code cases, tenants who won't leave — those are the properties the retail market can't handle and we can.

Ask for the legal entity name and look it up with the California Secretary of State. Ask which title and escrow company they use, then call that company directly. Ask for proof of funds. Never send money to a buyer, and never sign a document with blank spaces in it.
Usually yes. Liens, judgments, and back taxes generally get paid through escrow out of the proceeds. What matters is whether the sale price covers them, which we can figure out early.
That can often be arranged. Say so early so it's written into the agreement rather than handled on a handshake.
Yes, though HOA situations and rent-regulated buildings each bring their own complications. Call and describe it.
The price. That's the whole catch, and anyone claiming otherwise is being cute with you. You trade top-end price for speed, certainty, and not having to fix anything. Whether that's a good trade depends entirely on your house and your situation.
Most of the houses we buy come with something attached to them — a probate, a tenant, an addition nobody permitted. None of it is a dealbreaker.
